Getting the Moss and Lichen Off Roofs in Wekiwa Springs
Near-continuous hardwood canopy along the Wekiva River and the state-park boundary keeps roofs in Wekiwa Springs shaded and damp through much of the year. When a roof rarely dries out, the growth that takes hold is not just simple black streaking. It is thick moss and lichen, and it settles heaviest in the shaded valleys and on north-facing slopes where the sun almost never reaches. The asphalt shingle roofs across Weka Hunt Club and Sweetwater Oaks sit under heavy tree cover, and the gated estate homes carry tile and shingle deeply overhung by mature hardwoods.
We treat all of it with a gentle, low-pressure soft wash that kills the growth at the root and lets it release, without ever harming the roof surface underneath.

The Roof Types We Clean in Wekiwa Springs
We soft wash every common roof type found across Wekiwa Springs, from shaded asphalt shingle to tile on the estate homes, and nothing ever touches the surface but water and cleaning solution.
Asphalt Shingle Roofs
We blow off debris first, then spray a low-pressure soft-wash solution that kills the mold, algae, moss, and lichen and lets it release on its own. Shingles are never scrubbed or pressure washed. This is the dominant roof across the Wekiva Hunt Club and Sweetwater Oaks homes, and the surface that carries the heaviest moss under all that canopy.
Tile Roofs
Tile gets the same top-down soft-wash treatment, with close attention to the valleys and overhung planes where growth collects. We spray and let the solution dwell rather than walking or scrubbing the tile, which is common on the gated estate homes under dense hardwood cover.
Cedar Shake Roofs
Cedar shake is soft washed only, never pressure washed, so the wood keeps its integrity while the organic growth is killed and lifted.
Metal Roofs
Metal roofs are treated section by section, with each area sprayed and rinsed in turn for an even, streak-free finish.
TPO Roofs
Flat TPO membrane is soft washed to clear organic growth and debris without damaging the surface.
Roof Cleaning for Wekiwa Springs Homes and Businesses
Most of our Wekiwa Springs roof work is residential, with a commercial side for property managers and community boards. The soft-wash standard is the same on both. What changes is the coordination and the scheduling.
Residential Roof Cleaning
We soft wash residential roofs across Wekiwa Springs, including shingle, tile, cedar shake, and metal, killing mold, algae, moss, and lichen without pressure. When a roof and a house wash are booked together, we start at the roof and work down, because the roof is a separate service with a different cleaning agent and process. When we finish, there is no organic growth left on the roof.
We take extra care with your landscaping too. We saturate and cover your plants before we start and neutralize afterward, and on a roof without gutters we point out any delicate new plantings up front so you can move them clear first.
Commercial Roof Cleaning
We handle commercial and community roofs on the same low-pressure soft-wash standard, coordinated directly with managers and boards. That covers property types such as community association and HOA buildings, clubhouses, and estate-community common structures like those in the gated neighborhoods near the state park, along with multi-building and multi-story properties. On many of these sites the roof is cleaned alongside a full building exterior wash so the whole structure matches.
For a large site, we can place more than one rig at once and schedule around how the property runs, including after-hours and weekend work where a daytime clean would disrupt tenants or residents. On community and HOA roofs, we work through the board or manager, and residents are notified through management so nobody is caught off guard.

02. Our Own In-House, Background-Checked Crew
We quote in person, over the phone, or from photos and details you send. Estimates are free, with a custom quote based on roof size, pitch, material, and how much growth has built up.
03. Approve and Sign Electronically
You approve and sign electronically, with no in-person signature needed. You don’t need to be home for an exterior roof clean as long as we have access.
04. Confirmation and Reminders
We set the appointment and send a confirmation and a 48-hour reminder, then an on-my-way text with a photo of your technician on service day.
05. Soft-Wash Cleaning Pass
We start by pulling hoses and taking before photos, then heavily saturate the surrounding landscaping and cover your plants for protection. We bag the gutter ends to catch runoff, set up on ladders with ladder guards and roof-specific shoes, clear loose debris with STIHL blowers, and spray a low-pressure soft-wash solution from the top down, mixed to roof strength so the growth is killed and released without anything scrubbing the roof. Our crews are OSHA-trained on fall protection for this kind of work. On the shaded valleys and north-facing slopes common under Wekiwa Springs canopy, we give the heavy moss and lichen extra dwell time and a gentle rinse rather than more pressure.
06. Rinse, Runoff, and Final Photos
We rinse, dispose of the runoff, and take after photos. A final walkthrough confirms the roof is clean and the site is left tidy before we pack out.

- A house wash twice a year

Under constant canopy, roofs here regrow moss and lichen faster than open-lot roofs, so a standing annual clean keeps regrowth from taking hold.
What Wekiwa Springs Customers Say
Proud to Serve Wekiwa Springs
Wekiwa Springs is defined by the water and woods at its edge, and we treat every roof here like it’s on our own street, because as a locally owned crew, it may well be. We sponsor local softball and T-ball teams with jerseys and equipment, and we volunteer our time with The Mustard Seed, because the place we work is the place we live.
Most of our work here is on the wooded shingle roofs of Wekiva Hunt Club and Sweetwater Oaks, and the shaded estate homes of The Springs.
