Restoring Orlando Roofs, One Soft Wash at a Time
Heat, humidity, and heavy summer rain keep roofs damp for most of the year across Orlando, and that is exactly what black algae streaking feeds on. You see it citywide, and it does not take a season off. Depending on where you live, it shows up differently. Shaded shingle roofs sitting under dense oak, camphor, and pine canopy in neighborhoods like College Park and Audubon Park collect moss and pack debris into the valleys, while the big sun-exposed tile roofs on the two-story homes around Dr. Phillips streak broadly out in the open. Homes near the downtown lakes hold onto humidity and tend to regrow faster after a cleaning.
We handle every one of those situations with low-pressure soft washing that removes the mold, algae, and moss without walking or scrubbing the roof surface. The treatment does the work, so the roof comes clean without the force that loosens granules or cracks tile.
If your roof has started to darken or streak, we can take a look and give you a number. Call us at 407-990-1877 for a free quote on your Orlando roof.
The Roof Types We Clean in Orlando
We soft wash every common roof type found across Orlando’s older in-town neighborhoods and its newer master-planned communities, sizing the method to the material.
Asphalt Shingle Roofs
We blow off debris, then spray a soft-wash treatment that kills the algae and moss and lets it rinse away over time. Nothing touches the shingle surface, so we never loosen granules on older roofs. It is the common roof on Orlando’s historic bungalows and ranch homes, which tend to be aged and shaded.
Tile Roofs
Tile is soft washed section by section, with careful foot traffic only where access requires it, so the finish comes clean without cracking or chipping a single tile. It is the roof you see most on the larger two-story homes in areas like Dr. Phillips.
Cedar Shake Roofs
Cedar shake is treated with low pressure only. We let the cleaning agent do the work rather than any force that would raise or split the wood.
Flat and TPO Roofs
Flat and TPO membrane roofs are treated and rinsed with low pressure, so organic growth lifts without stressing the seams.
Metal Roofs
Metal roofs are treated and rinsed section by section, working top down, so the whole surface comes out even and clean without scrubbing.
Roof Cleaning for Orlando Homes and Businesses
Most of our Orlando roof work is on homes, with a steady commercial side alongside it. The low-pressure standards are the same on both. What changes is the scheduling and the coordination.
Residential Roof Cleaning
We soft wash residential roofs across Orlando, from the shaded shingle bungalows to the large tile homes on the bigger lots. Every step stays low pressure, working top down, and we document the roof with before-and-after photos so you can see the result even on the part of the house you rarely get to look at. Since we start at the roof and work our way down, many homeowners pair the job with a full house washing so the siding, soffits, and windows come clean in the same visit. For homeowners who would rather have it handled on a set schedule, roof cleaning is a Home Care Club item, and you will find the cadence spelled out in the Home Care Club section below. On the roofs sitting under Orlando’s heavy oak and camphor canopy, moss and valley debris build up faster, so the shaded slopes get extra attention.
If your roof doesn’t have gutters, there’s some runoff we can’t fully contain — we saturate and cover your plants and neutralize afterward, but we’ll flag any delicate new plantings so you can move them first.
Commercial Roof Cleaning
We soft wash commercial and multi-family roofs, coordinating the work around the property’s operations. That covers properties such as retail and office buildings, medical and multi-story buildings, and apartment and HOA-managed communities. We can schedule after hours, overnight, and on weekends so the cleaning does not disrupt tenants or customers, and we run pedestrian-safety protocols on public-facing sites.
Why Orlando Homeowners Choose Us
A few things show up again and again in what our customers tell us. They are the standards we hold on every roof.
Highest-Rated Roof Cleaning Around
We lead the Central Florida area in 5-star Google reviews. That standing is built on hundreds and hundreds of jobs, and it keeps growing with every roof we finish.
Our Own In-House, Background-Checked Team
When you hire Prestige Cleaning, our own in-house team shows up — every technician is fully trained and background-checked, and we never subcontract our work. That matters most on a roof job, since many of them happen while you are away from the property.
Communication at Every Step
From on-my-way texts with a photo of your technician to before-and-after photos and a final walkthrough, we keep you informed at every step. The before-and-after photos matter on a roof, since it is the one part of the house most homeowners never see for themselves.
Fully Licensed and Insured
We’re fully licensed and insured, carrying $2 million in general liability along with commercial auto and workers’ comp. That coverage is in force the entire time our crew is on your roof.
Local to Orlando
We’re native to Central Florida and know firsthand the mold, algae, and humidity our climate throws at your property. We are locally owned, and you are working with a crew that has spent its whole life on these roofs.

How Our Orlando Roof Cleaning Works
Roof cleaning with us follows the same clear steps every time, from the first call through the after photos.
01. Reach Out and Get a Quote
Call, text, or send a web form. We respond fast, with a quote by phone or from photos you send us. Residential quotes typically come back within about 12 hours.
02. Our Own In-House, Background-Checked Team
Approve the quote and sign electronically. There is no in-person signature needed, and many roof customers we never have to meet in person.
03. Schedule and Confirmation
We set the appointment and send a confirmation, then a 48-hour reminder, then an on-my-way text with a photo of your technician on service day.
04. Setup and Plant Protection
We take before photos, saturate the roof and the plants around the home with water, and cover sensitive plantings before any cleaning agent is applied. Gutter ends are bagged to catch runoff, and if we find the gutters packed with the debris that washes down from the roof, we can handle gutter cleaning in the same trip so water flows freely again.
05. Low-Pressure Soft Wash, Top Down
We set up from a ladder with ladder guards and soft wash the roof top down using low-pressure sprayers, with roof-specific shoes only if the crew has to access the surface. The treatment kills the organic growth and rinses clear, doing the work so no scrubbing is needed. On Orlando’s shaded roofs under heavy oak and camphor canopy, we give moss-heavy valleys and slopes extra dwell time.
06. Rinse, Runoff, and After Photos
We rinse, dispose of the runoff properly, and take after photos so you have a clear record of the finished roof.
