Get the Algae and Moss Off Your DeLand Roof for Good
Those black streaks running down your roof aren’t age and they aren’t dirt you can rinse off. They’re algae, and the humidity here in DeLand feeds them on nearly every roof in town. The deep oak canopy makes it worse, heaviest over the older streets near downtown and Woodland Boulevard, dropping moss, lichen, and debris into roof valleys and onto shaded north slopes that stay damp and hold the growth season after season. On the historic streets near Stetson University, many homes run steep with shingles that can be aged and granule-fragile, so the cleaning has to stay careful and low-pressure, never blasted.
We treat all of it with a soft wash that kills the growth at the root instead of forcing it off. That keeps the roof protected while it clears, whether it’s fragile aged shingle downtown or tile on a newer street.

The Roof Types We Clean in DeLand
We soft wash every common roof type across DeLand, and nothing ever gets scrubbed or blasted.
Asphalt Shingle Roofs
We treat shingle roofs by blowing off debris, then spraying a soft-wash solution that kills the algae and moss and lets it rinse away over time. It’s the most common roof across DeLand’s homes, and the aged shingle on the older streets near downtown needs the gentlest hand. Because roof runoff carries growth down onto the walls below, many owners pair the job with a full soft-wash house washing so the whole exterior clears at once. Nothing touches the shingle surface, so we don’t disturb the granules.
Tile Roofs
Tile gets the same low-pressure soft wash, treated to kill organic growth without cracking or walking the tile more than we have to. You’ll see it often on the newer tract homes like those in Victoria Park.
Metal Roofs
Metal roofs are cleaned section by section, treated and rinsed as we go so the finish comes out even. They show up on some of the historic-district homes near Stetson University.
Cedar Shake Roofs
Cedar shake is soft washed only, never pressure washed, so we lift the organic growth without stripping or splitting the wood. It turns up on a handful of the older character homes around DeLand.
TPO Roofs
Flat TPO roofing gets the same low-pressure approach, killing growth without forcing water under the membrane. You’ll find it on many of the commercial and flat-roofed properties around DeLand.
Roof Cleaning for DeLand Homes and Businesses
Most of our DeLand roof work is on homes, with a commercial side across larger properties. The soft-wash standard is the same on both. What changes is the coordination and the scheduling.
Residential Roof Cleaning
We soft wash residential roofs to clear mold, algae, moss, and lichen without pressure and without walking the surface any more than access requires. When you book a roof and a house wash together, we start at the roof and work down, since roof runoff would otherwise dirty a freshly cleaned house. All the debris we clear off the roof has to leave somewhere, so it’s a natural time to add gutter cleaning and keep the whole system draining. Roof cleaning is one of the recurring items in our Home Care Club, covered in the section below, and it’s typically an annual pass. We also look out for your landscaping while we work: “If your roof doesn’t have gutters, there’s some runoff we can’t fully contain — we saturate and cover your plants and neutralize afterward, but we’ll flag any delicate new plantings so you can move them first.”
Commercial Roof Cleaning
We soft wash commercial and larger roofs too, coordinating around the property’s operations so the work doesn’t get in the way of business. That covers properties such as apartment and multi-family buildings, HOA and community-association buildings, and office or medical buildings like those around DeLand. Once the roof is done, the same crew can carry the clean down the walls with commercial building washing so the exterior matches top to bottom. When daytime work would disrupt things, we can schedule after hours, overnight, or on weekends to keep the property running.

02. Our Own In-House, Background-Checked Crew
Approve and sign electronically. No in-person signature is needed, so we quote and clean many roofs without ever meeting you at the door.
03. Schedule and Confirm
We set the appointment and send a confirmation and a 48-hour reminder, then an on-my-way text with a photo of the technician arriving on service day.
04. Prep and Protect
We take before photos, pull hoses, and heavily saturate the roof and the surrounding area. We cover plants with painter’s plastic and bag the gutter ends to catch runoff.
05. Soft-Wash Cleaning Pass
We set up from a ladder with ladder guards and spray a low-pressure soft-wash solution from the top down, letting it kill the growth rather than blasting it. Nothing scrubs the roof surface. On DeLand’s shaded north slopes and packed valleys we give the treatment extra dwell time so the moss and lichen die off fully.
06. Rinse, Clear, and Final Walkthrough
We rinse, dispose of runoff responsibly, take after photos, and finish with a walkthrough so you can confirm the roof is done right.
